Home Staging is preparing homes for sale to:
- * Appeal to the greatest number of buyers
- * Generate the highest price over the competition
- * Get it sold quickly
- * Save money by reducing carrying costs, mortgage payments and price decreases
In today’s market, there are three things that sell a home:
- * Location
- * Price
- * Condition
Although you are not able to do anything about the location of your home, there is a lot you can do about the price and condition.
By utilizing Sold By Design in your marketing plan, you can stand out above the rest by creating an emotional tie to your property that buyers can’t resist.
Staged homes traditionally present themselves better then the competition by being clean, clutter-free, and ready to show to prospective buyers.
Home staging is NOT decorating or interior design. Instead, Home Staging is detailing, de-cluttering, depersonalizing, and preparing a seller’s home to give it a “model home” appearance so the potential buyer can “see” themselves living in the home.
Sold By Design is dedicated to making your home look the best it can. We understand that first impressions are everything and we want your home to appeal to the most potential buyers. Our extensive experience and knowledge will transform your house into a “model home.” Let us help you get your home Sold By Design.
Why should I stage my home and what are the benefits?
Your home is one of the biggest investments you will have in your life. Yet, many homeowners will accept price decreases and low offers as standard in the real estate industry to get the home sold. Would you take out your checkbook and willingly write a check for $10,000-20,000? This is essentially what happens to your equity when price decreases and lower offers come. Wouldn’t you want to do what you can to save your equity?
An investment in home staging is almost always less then a price decrease yet yields the biggest return on investment.
These are just a few of the benefits of Home Staging:
- * Gives you the competitive edge you need in today’s real estate market
- * Showcases architectural features using proven staging principles
- * Best emphasizes the features buyers are looking for
- * Reveals the home’s best assets and defines spaces
- * Gives your home a more universal appeal
Is a powerful marketing and listing tool
- * Lays the groundwork for better marketing materials
- * Shows better on the MLS (80% of homebuyers shop online first)
- * Is photo friendly making flyers and brochures more attractive
- * Staged homes show more frequently, sell faster, and command higher prices
- * Substantially shortens the time your home is on the market
- * Because Staged homes sell faster, Staging reduces the number of mortgage payments you will have to make
- * Attracts the largest number of buyers by designing for a target market
Helps buyers develop an emotional connection to the property
- * Creates balance, warmth, and comfort
- * Creates the canvas that will allow buyers to imagine their lives in your space
- * Edits furnishings to reveal a more spacious appearance
- * Offers visual solutions for vacant property

When should I stage my home?
Ideally the best time to stage your home is before it is listed. The optimal selling time for any home is within the first two weeks of being on the market. This is when your home will be viewed the most and will generate the most interest. Remember, you only get one chance to make a great first impression.
My home is already listed, is it too late to stage it?
It is never too late to Stage your home. In fact it is the best way to generate more interest in your property especially if it has been sitting on the market for a while.
Can I stage it myself?
Because you are emotionally tied to your home and your belongings, it is hard to be objective when staging your own home. A professional stager can come in with the eyes of a highly critical buyer and objectively assess what needs to be done to get your home staged properly.
Remember, buyers are looking for a deal. Every time they see something that needs to be fixed or replaced they will charge you 5 times more than the actual cost of repair. This results in lower offers. Buyers can only see what is there, not how it is going to be. Don’t give them the opportunity to spend your money. By making the necessary repairs upfront and staging your home properly using a professional home stager you set yourself up for a quick sale at top dollar.
Do I need to stage my vacant property?
Studies show that vacant properties tend to stay on the market for longer periods of time and sell for less. This is because vacant properties often come off as cold and uninviting. By creating a warm, inviting feeling, buyers are more likely to establish an emotional tie to the property. The furnishings give buyers a frame of reference that allows them to visually move in to the home. Staging also highlights many architectural details that may have otherwise gone unnoticed.
Why does home staging work?
Do you wonder why home builders have fully furnished model homes? It is because they know that people shop with logic but they buy with emotion. By setting the stage, buyers can immediately imagine living there. If buyers can visually start moving in then offers won’t be far behind.
