“Walk and Talk” Staging Consultation
Our Walk and Talk consultation begins with a thorough walk-through of the exterior and interior of the home. We will discuss strengths and weaknesses of the property as well as suggestions and recommendations you will need to prepare your home for sale. Have a paper and pen ready to take down notes. Armed with these notes, you can immediately begin doing the work yourself or hiring the painters, cleaners, packers, and/or handymen needed to get the work done.
$200 up to 2,500 sq ft (add $50 for every 500 sq ft)
This usually takes about 1.5 – 2 hours for a 2,500 sq ft home
Vacant Staging
A vacant property is cold and uninviting. By placing furniture and accessories throughout the home, it allows a buyer to visualize themselves living there, it creates the emotion needed to make a sale, and provides a frame of reference as to the scale and size of the room.
We offer vacant stage services that range from partially staging the home, meaning we pick key rooms to stage, to staging a complete model home showcase. We can accommodate any size home and budget.

(On average, pricing is $350 per area. This would include the first months rental and our staging fee. Rental fees would be charged starting on the 2nd month and beyond.)
One Day Edit
After assessing your property, we will pick the four main areas (usually the kitchen/dining, family room, master bedroom/bath, and living room) to be staged. Using your furnishings, we get to work editing, arranging, accessorizing, and placing furniture in order to fully stage these rooms. See Accessories Rental/Shopping Trip if additional items are needed.
$200 per area
Full Service Staging
Our full service staging goes beyond One Day Edit to complete the preparation of all additional rooms in the home. Furniture layout, proper accessorizing and lighting are just a few of the areas we consider when Staging each room for show. Full service Staging results in the home feeling “unified’ by connecting each space aesthetically. Buyers will love your home’s amazing new look!

Stage to Live
Moving into a new home or want to “freshen” up the look of your current home? We can help with that too! Our staging services can help you with color schemes, furniture placement, placing of accessories, hanging wall art, and much more. We can use what you currently have and love in new and unexpected ways. Working with you and understanding your needs for the room, we help you transform your house into your dream home.
$200 per area
This is a great service for those moving into senior living homes, retirement couples downsizing, or for anyone that wants help decorating their new home.
Accessories Rental/Shopping Trip
Sold By Design has an extensive inventory of accessories available for rent to set the stage. This includes: artwork, lighting, pillows, bedding sets, greenery, and other items. Accessories are rented on a monthly basis.
If rental is not your thing, we would be happy to shop for the accessories for you. We work with any budget. Remember that anything purchased would go great in your new home.
Shopping trips are $75/per hour (2 hr minimum) plus cost of items purchased
